Where did a $3,000 budget find three-bedroom Ottawa rentals?

In the September 23 snapshot, 197 of 229 selected three-bedroom rental episodes asked $3,000 per month or less. Freehold townhouses supplied 144 of those listings. Barrhaven had 51 of 52 selected three-bedroom episodes within that budget; all 46 in Kanata were within it.

A dated view of a specific rental search

This study asks what was advertised for an unfurnished, entire-property rental with a twelve-month term and exactly three total bedrooms. It does not include room rentals, furnished options or every type of self-contained apartment. That narrower definition makes the comparison clearer while leaving some valid housing outside the sample.

The ceilings are inclusive and cumulative. A listing asking $2,500 appears in all three rows. These are advertised amounts rather than signed rents or an all-in household budget.

The apartment-condo median is not reported because only eleven episodes met the selection. Small inventory counts are retained as observed counts, not as stable price estimates. The other three type medians meet the minimum of 30 records.

Freehold townhouses accounted for 148 of the 229 selected episodes, and 144 of those asked no more than $3,000. The detached group had a median asking rent of $3,150, with 16 of 38 episodes at or below that ceiling. The condo-townhouse group had a median of $2,500, with 30 of 32 within the ceiling.

Only Barrhaven and Kanata reached the area-table minimum of 30 selected three-bedroom episodes. Other areas are not classified as having no suitable rentals. They simply did not meet this table's sample rule in the dated feed.

In Barrhaven, 51 of 52 selected episodes asked no more than $3,000; all 46 in Kanata were within the ceiling. The median was $2,650 in Barrhaven and $2,700 in Kanata. Those medians describe the mix advertised in each area and do not establish a matched-location rent difference for identical homes.

What to confirm in a fresh search

The snapshot gives a reason to look closely at townhouse options when searching for three bedrooms within this budget. It does not establish that the same units remain available. Asking prices, status and selection can change, so a current search needs current records.

Utilities, parking, incentives and other charges also affect the comparison. The figures here have not been standardized for those items. A listing at the ceiling may therefore have additional costs beyond the displayed rent.

Source and methodology

Source: PropTx VOW, active listings extracted September 23, 2026. This is a dated snapshot taken on publication day, not a continuously updated list of available homes. CountyOrParish=Ottawa defines the source geography, and City labels describe provider market areas. The active query returned 1,172 episodes; 626 met the restricted selection and 229 of those recorded exactly three total bedrooms.

Selection requires Entire Property as the sole portion, Unfurnished, a 12 Months term, positive current and original asking prices, and one of the four property categories shown above. This excludes other valid rentals, including some self-contained units in multi-unit properties. Monthly asking-price interpretation was confirmed by the owner on September 14; no completed-lease price is used.

Counts are listing episodes, not independently deduplicated homes or vacancies. Budget thresholds are inclusive and cumulative. Asking rent excludes any unverified extra charges or concessions; a blank parking cost is not zero. Medians require 30 records. Area tables include only areas with at least 30 selected three-bedroom episodes; absence from the table does not establish absence of supply.
