What did Ottawa leased listings report for time on market in August?

The 419 qualifying Ottawa leased listing episodes in our August 2026 sample had a median provider-reported time on market of 18 days, compared with 15 days in July and 16 days in August 2025. These are reported durations for records that reached Leased status, not a promise of how quickly a new rental will find a tenant.

The result gives owners and renters a dated benchmark for the properties that completed the observed process. It does not describe unresolved listings, an owner's vacancy period or the experience of every rental in Ottawa.

Median provider-reported days on market for August leased episodes: detached 22, freehold townhouses 15, apartment condominiums 19 and condo townhouses 15.

The townhouse groups had shorter medians than detached homes and apartment condos in this sample. That does not establish a property-type effect. Location, asking price, size, condition and the terms offered can differ across the groups.

The overall median was calculated from all 419 individual durations. It is not an average of the four group medians.

August's median was three days longer than July's and two days longer than the same month a year earlier. Each period uses the same selection rules applied to records visible in the September 11 extraction.

These are different groups of properties. The changes do not follow the same homes over time and have not been established as statistically significant. They should not be interpreted as a precise change in the wait that any individual owner will experience.

What does “reported days” mean here?

This analysis uses the feed's DaysOnMarket value as supplied. It does not reconstruct calendar time or claim to have independently established every MLS counting rule. Relisted episodes are not joined into a single continuous marketing history.

The reporting month follows PurchaseContractDate on a record marked Leased. It does not count move-ins, the start of rent payments or the date a unit became occupied.

Those distinctions matter in a rental conversation. A recorded marketing duration and an owner's actual period without rental income can be different. The latter is not measured in this dataset.

Eighteen days is not a leasing guarantee

Active, withdrawn and other unresolved episodes do not contribute to the leased-sample median. Consequently, this study cannot estimate the probability that a newly advertised property will lease within 18 days.

For owners, the table is a starting benchmark to compare with genuinely similar completed episodes and current competition. It is not a deadline for a price cut. For renters, it offers context about observed listing durations without establishing how much time remains to apply for any particular home.

What this study says about rent negotiations

This article does not measure negotiated rents or the share of leases agreed below asking. The residential lease meaning of the feed's closing-price field has not been sufficiently corroborated for that claim. Those price comparisons are excluded from the published analysis rather than treated as verified lease outcomes.

The useful finding here is specific: median reported duration among qualifying leased episodes was higher in August than in the two comparison periods, and it varied by property category.

Source and methodology

New Purveyors Lab calculations from the PropTx VOW snapshot extracted September 11, 2026, at approximately 1:17 p.m. Toronto time. “Ottawa region” means CountyOrParish=Ottawa in the feed; equivalence to municipal or metropolitan boundaries has not been independently established. Data provider: PropTx.

Selection requires Entire Property, Unfurnished, a 12 Months lease term, positive original and current asking prices, and one of four exact class/subtype pairs: detached, freehold row/townhouse, condo apartment and condo townhouse. Asking prices are used only for the sample eligibility rule, not a rent outcome calculation.

The broad leased extracts contained 632, 704 and 600 records for August 2026, July 2026 and August 2025 respectively. After selection, the samples contained 419, 446 and 408 episodes. All selected episodes in those periods had valid nonnegative reported durations. Other property types and records failing the restricted criteria are excluded.

Raw-response hashes, provider counts, unique episode keys and the displayed medians were verified. Records are episodes, not independently deduplicated homes or a complete census of Ottawa rentals. Source coverage, later revisions and unresolved MLS duration rules limit interpretation. The study is descriptive and supplies no causal estimate or individual prediction.
