Comparing Ottawa new-build prices: 12 advertised offers and the costs to verify

An October 11 snapshot of 12 offers from four builders shows why tax basis, rebate eligibility, included floor area and ownership terms must be reconciled before comparing new homes with historical MLS sales.

The sample includes traditional townhouses, stacked units and back-to-back designs. Their prices do not support a cheapest-home ranking.

The offers we documented

Prices were checked directly on October 11. Sales offices have not reconfirmed availability or contracts. “Ready” is the builder’s description, not a promised closing date.

Reconcile the price before subtracting an incentive

Cardel's EdenWylde community page says advertised prices reflect eligible Ontario rebate savings and include GST/HST. Subtracting another advertised rebate from those figures would double-count a benefit already represented. Its eligibility and agreement-date wording must still be confirmed for the purchaser. Cardel's explanation.

Tamarack labels the selected figures as no-HST prices and displays a second, higher amount on each page. Its separate rebate explanation discusses first-time-buyer eligibility and a closing adjustment. We preserve the figures without treating the difference as an unconditional discount or reconstructing the tax calculation. Tamarack's explanation.

Minto's Cohen and Simcoe offers each advertise a $5,000 design-centre bonus. These are credits, not verified cash discounts. Their exact expiry was not found. Confirm eligible selections, redemption and expiry before valuing them.

For every candidate, request a written breakdown of the contractual price, taxes, rebates assumed, buyer eligibility, mandatory adjustments and the amount due at closing. Unknown charges remain unknown in this study; they have not been entered as zero.

Check what the advertised area contains

Minto's Leaside area includes 581 square feet of finished basement within its advertised 1,063 square feet. The Cohen's 1,871 includes 420 basement square feet, while the Simcoe's 2,200 includes 526. Dividing those prices by the advertised area and comparing the results with an above-grade resale measurement would mix definitions.

The other builders' advertised areas were retained without assuming a consistent measurement basis. We calculated no price-per-square-foot ranking. Confirm the actual floorplan, above-grade space and finished lower-level space separately.

Minto identifies its Metro Towns as condominiums. Cardel describes EdenWylde Terrace Towns as three-storey back-to-back homes. Tamarack describes the Gallery category as stacked. These forms should not be pooled into a conventional freehold-townhouse comparison; exact legal ownership and any common or private-road charges still need checking. Minto's Metro explanation, Tamarack's home types.

Where the existing sales research helps

The Lab's three-bedroom townhouse budget study can guide a search for historical freehold-townhouse sales by area. Its definition is exactly three above-grade bedrooms, and its budget ceiling applies to recorded sale prices. It cannot serve as a comparable for a two-bedroom stacked unit.

The existing MLS study is also not explicitly filtered to resale-only homes. Its historical achieved prices and these current builder asking offers answer different questions. We therefore report no new-build premium, rebate-driven sales effect or conclusion that one side is cheaper.

Next, match shortlisted homes by tenure, area, bedrooms, layout, condition and timing, then verify price and expense terms. Ask Matt to help compare your shortlist.

Source and method

We selected three identifiable offers from each of four builders, covering different townhouse formats in Ottawa-area communities. The 12 offers are a purposive sample, not a market census. Fifteen direct public pages were saved with retrieval timestamps and SHA-256 fingerprints; the observation was October 11 at approximately 10:59 p.m. Toronto. Prices, area figures and identifiers were checked against the saved source text.

The accompanying research record retains advertised timing, incentives, eligibility wording, included features and missing terms. Deposit timing, recurring charges and complete closing adjustments were not established for every offer. Prices and availability can change. The comparisons describe the advertisements and do not determine tax eligibility or replace review of an agreement by the buyer's lawyer.
