All condo fee amounts in this study are monthly. The benchmarks describe the fees recorded on the sold listings, rather than the current fee payable for any particular unit.

The categories overlap. A listing can report water, heat and insurance together. An absent check mark does not prove a service is excluded, and the study has not priced each inclusion.

Amenity groups overlap too: a building may list both a pool and an exercise room. These figures describe the units associated with each amenity, not the extra fee charged for providing it.
The Condominium Authority of Ontario explains that common expense fees fund shared operations and reserve-fund contributions. That makes a fee comparison more than a list of visible amenities. Source: CAO, Common Expenses.
How to use this benchmark
Compare a unit with others in the same category and approximate size band, then confirm the current monthly amount and what the payment covers. A below-median fee does not establish a better-run corporation; an above-median fee does not establish poor value.
This dataset does not measure reserve-fund adequacy, planned capital work or special assessments. Building-age coverage is incomplete. Those gaps prevent a reliable building-quality ranking.
The contribution is a more specific starting point: category, size, age, area and recorded inclusions change which amounts are relevant to compare. All fee comparisons use monthly amounts.
Source and methodology
Source: PropTx VOW, extracted September 12, 2026. Geography is the feed's CountyOrParish=Ottawa region; City labels are provider market areas and may contain several neighbourhoods. Purchase-contract dates assign sales to periods, not closing dates.
The annual four-category cohort contains 10,475 sold listing episodes, with 1,088 other residential records excluded. The categories are detached, freehold townhouse, apartment condominium and townhouse condominium; individual articles narrow the scope further. Records were paginated to provider counts, checked for duplicate episode keys and verified against saved SHA-256 fingerprints.
These are listing episodes visible in a dated feed, not independently verified totals for every Ottawa home. Relistings are not linked into unique properties. Sold-only findings do not measure the probability of selling. Each metric uses its own valid-value denominator. Medians and middle-half ranges use no outlier trimming.
Only finite positive fee amounts enter fee summaries; zero and missing amounts are excluded. Middle-half ranges are the 25th and 75th percentiles, calculated by interpolation. Size, age and area tables retain groups with at least 30 valid fees. Inclusions and amenities refer to the 1,651 apartment episodes with valid fees; categories can overlap. Monthly frequency follows the project owner’s September 14 confirmation that condo fee amounts are always monthly, despite blank payment-frequency metadata in the feed. Read our research standards.
