01 · How long does it take to sell?
Our first pipeline needs listing dates, sale dates, status, geography, and property type. It is the simplest useful study to validate ingestion and review. Demand is a working hypothesis until query data is available.
02 · What happens after 14 days?
Track all new listing episodes from a common starting point, with a fixed follow-up period. Examine sale, termination, relisting, and price-reduction outcomes. Compare cohorts without pretending that time itself caused an outcome.
Needed: event histories, permitted property linkage, original and changed prices, and follow-up completeness. A sold-only export cannot answer this question.
03 · Canadian Realtor AI Adoption Report
Develop a first-party survey of real-estate professionals: usage frequency, tools, workflows, perceived productivity, and barriers. Participation and contact consent must be separate.
Needed: a piloted questionnaire, recruitment plan, duplicate controls, privacy terms, and sample review. A convenience sample may describe respondents; it cannot justify claims about all Canadian Realtors.
