How this edition was assembled
An attributed summary of provider-reported statistics, with four property types kept separate.
Source and period
PropTx data from July and August 2026 market-report snapshots, captured September 10, 2026. The article uses August 2026 figures with July 2026 and August 2025 comparisons.
Geography and property groups
Sale; selected region Ottawa; all cities, neighbourhoods, architectural styles, beds and baths within each property type. “Ottawa region” refers to that platform selection. Detached, Attached Row Townhouse, Condo Apartment and Condo Townhouse are distinct groups; semi-detached homes and other property types are not combined into them.
What was calculated?
The article transcribes the provider’s displayed group statistics. It sums the four sales counts to 786; it does not calculate an overall median, an all-listing sale probability, or a relisting rate. Comparisons use displayed values, not inferred unrounded values.
Validation
Repeated July values agree across the July and August screenshots in the five initially transcribed measures. Eleven of twelve comparable sales counts match the separate PROPTX extracts; August detached differs by one record. The provider’s whole-day means and medians are consistent with an inclusive calendar-day convention, but the exact definition remains unconfirmed. We retain the provider’s figures rather than changing our calculation to force agreement.
Limits of the measures
DOM uses the reported PropTx-data measures. It is not labelled as time to closing or cumulative time across relistings. Asking-price ratios are reported as shown; the original-versus-later asking-price basis is not established by the screenshots. Below-asking sales do not count price reductions. Terminations do not prove relistings. Sold-only selection and changing property mix limit interpretation.
